Not sure what you need?

Most pavement needs one of three things: a fresh coat of sealer, cracks filled or a damaged spot repaired. Start with the guide below, or send the form and we will tell you.

Driveways and parking lots

Asphalt Sealcoating

Sealcoat is a protective coat over the surface. It slows damage from water, sun and weather, and gives faded asphalt a clean black finish.

  • Good for: Asphalt that is gray, faded or dry, with few cracks and no deep damage.
  • What we do: Clean the surface with a power blower and wire brooms, then spray two coats of commercial-grade sealer. Barricade tape marks the work area.
  • Worth knowing: Sealer does not fix cracks or holes. We repair those first.

Hot-pour rubberized crack filling

Crack Filling

Cracks let water into the base under the surface. In winter that water freezes and makes the crack wider. Filling stops it early.

  • Good for: Cracks you can see, especially before sealcoating.
  • What we do: Clear the crack, then fill it with hot-pour rubberized sealant that stays flexible as the pavement moves.
  • Worth knowing: Crack filling comes before sealcoating, because sealer cannot bridge an open crack.

Parking lots and driveways

Line Striping

Clear lines make a parking lot easier to use and safer to move through. They also show the property is looked after.

  • Good for: Faded stalls and lanes, or a lot that needs a new layout.
  • What we do: Re-stripe existing stalls, or measure and mark a new layout. We also mark ADA stalls with the blue symbol and hatch zone.
  • Worth knowing: Striping goes on after the sealer is ready for it.

Pothole Repair

A pothole does not stay small. Water and traffic make it deeper and wider each season.

  • Good for: Holes and broken edges.
  • What we do: Clean out the hole, fill it, and compact it so the surface is level and safe again.
  • Worth knowing: Fill early. A small repair is less work than a large one later.

Damaged sections

Patch Work

When one section has broken down, patching restores it without redoing the whole surface.

  • Good for: Crumbling, sunken or heavily cracked areas.
  • What we do: Repair the damaged section so it blends with the rest of the pavement.
  • Worth knowing: If a section is worse than a patch can handle, we tell you honestly and explain the options.

Installation and grading

Gravel Driveway Installation

A gravel driveway lasts when it is graded to shed water. We install and grade gravel driveways so they drain and hold up to daily use.

  • Good for: Rural properties, farm drives and access lanes.
  • What we do: Grade the base, shape it to drain, and finish with clean edges to the lawn.

Care that matches your pavement

Asphalt Maintenance

Regular care is easier than big repairs. We look at the condition of your pavement and recommend the right mix of sealing, filling and repair.

  • Good for: Owners who want to protect what they have and plan ahead.
  • Worth knowing: Some customers like a regular schedule, often every 2 to 3 years. It is your choice. If you would like a reminder, just ask.

For commercial properties

Parking Lot Maintenance

One crew for the whole lot: sealcoating, crack filling, pothole repair and line striping, planned so the work fits around your business.

  • Good for: Commercial properties that want one contact for the whole lot.
  • What we do: Plan the work in order, repairs first, then sealer, then striping.

Every sealcoating job

What a standard job includes

  • Cleaning with a power blower and wire brooms to clear dirt, loose material and debris
  • Two coats of commercial-grade sealer, sprayed on
  • Barricade tape around the work area so nobody walks or drives on it by mistake

How a job goes

Every property is different

What affects the cost

These are the things that change an estimate:

  • Size of the driveway or lot
  • Condition of the surface
  • How worn or oxidized it is (dry, faded asphalt soaks up more sealer)
  • How many cracks need filling
  • Oil spots or vegetation to prepare
  • Access to the area
  • Scheduling needs

We give you a free written estimate after we hear about your property.

Asphalt maintenance

Why regular maintenance pays off

Keeps water out

Cracks let water into the base of your pavement. Sealing and filling them keeps water where it belongs.

Stops small problems from growing

Cracks spread and a pothole only gets bigger. Catching them early keeps the repair small.

Extends pavement life

Maintenance suited to the condition of your pavement helps your asphalt last longer.

Keeps the property looking cared for

A clean, uniform black surface and crisp lines show well on a home or a business.
