Maintenance schedule

A simple asphalt care schedule

What to do and when, so small problems do not turn into big repairs.

Plan ahead

What to do, and when

Every two to three years: sealcoat

Many properties do well with a fresh coat every two to three years, with cracks filled in between. Some customers like a schedule and some prefer to decide each season. It is your call. If you would like a reminder, just ask.

Between coats: fill new cracks

New cracks let water in. Have them filled before your next sealcoat so they do not spread.

As needed: repair potholes and patch

A pothole only gets bigger. Fill it early, and patch worn sections instead of redoing the whole surface.

Parking lots: check sooner

Lots with heavier traffic may need attention sooner than a driveway. We look at the surface and tell you where it stands.

Parking lots: keep the lines clear

Fresh line striping keeps stalls, lanes and fire lanes clearly marked after the work is done.

Why it pays

Regular care costs less than major repairs

Cracks let water into the base of the pavement, and winter freezing makes them wider. Sealing and filling keep water out. Catching a pothole early keeps the damage from growing. Regular maintenance helps your asphalt last longer.
