How it works
How a sealcoating job goes
A job runs in the same order every time: estimate, repair, clean, seal, cure.
The steps
From first look to fresh black finish
Tell us about your property
Use the form, phone or email. A rough size is fine.
Free estimate and recommendation
We confirm the details and recommend the work.
Pick a day
We choose one with you. Sealcoating needs dry weather, so the day can move if rain is coming.
Look at the surface
We start with the pavement as it is. We check the cracks, low spots, potholes and worn areas, and tell you what it needs.
Repair the damage
Potholes are filled and damaged sections are patched, so the sealer goes onto a sound surface.
Fill the cracks
Cracks are filled with hot-pour rubberized sealant. It stops them from spreading and keeps water out of the base.
Apply the sealcoat
A protective coat of sealer goes on the driveway or lot. It gives the asphalt a deep black finish and a surface that sheds water, sun and weather.
Stripe the lines
On a parking lot, fresh line striping marks stalls, lanes and fire lanes once the sealer is ready for it.
Let it cure
Keep cars, bikes, pets and foot traffic off the fresh sealer until we tell you it is ready.

Every job
What a standard job includes
- Cleaning with a power blower and wire brooms to clear dirt, loose material and debris
- Two coats of commercial-grade sealer, sprayed on
- Barricade tape around the work area so nobody walks or drives on it by mistake
- Cracks and holes repaired first, when the surface needs it

Before and after
What to do and what to expect
Before we come. Keep cars off the area on the day. Tell us about anything we should know, like sprinklers or a gate. We go over the rest when we confirm the day.
Staying off the fresh sealer.
- Cars: keep off for 24 to 48 hours.
- Foot traffic and pets: keep off for at least 24 hours.
- Cool or damp weather slows curing, so it can take longer.
- Tire marks and tracking can show up early. They fade as it cures.
- We tell you when it is ready, so you are never guessing.

Short answers
Do you fill cracks first?
Yes. Crack filling comes before sealcoating, because the sealer cannot bridge open cracks.
Do you work on parking lots too?
Yes. Parking lot work covers sealcoating, crack filling, pothole repair and line striping.
Is the estimate free?
Yes. Tell us about the property and we recommend what it needs.
